Larvotto is the one place in Monaco where the city meets a beach. Recently renovated end to end, it now offers a promenade, restored sand, and a run of sea-facing residences that look straight onto the water - a rarer thing here than the property market lets on, given how little of Monaco's coast is residential.

It is the most relaxed of the prime areas. The pace is slower, the light is better, and the Grimaldi Forum and the new Mareterra district sit at either end, so culture and the newest architecture in the Principality are both a short walk away. For families and for anyone who wants the sea as a daily fact rather than a distant view, it has quietly become the address to hold.

Demand has followed the renovation. What was once the practical choice for beachfront living is now among the most sought parts of Monaco - and the residences that face the water directly are the ones that move first.
