The everyday Monaco.

Condamine wraps around Port Hercule, and it is where the Principality actually lives. The morning market under its iron hall, the pedestrian Rue Princesse Caroline, the cafés that open early and the chandlers along the port  – this is Monaco at street level, busier and more rooted than the addresses above it.

It is less rarefied than the Carré d'Or, and that is the point. The buildings are a mix of eras, the streets have a rhythm, and a resident here is part of the daily life of the place rather than looking down on it. The port is at the door, the centre is a short walk, and the value, relative to the prime hillside, can be meaningfully kinder.

For the buyer who wants Monaco as a home rather than a holding – somewhere to walk to the market, not only to the helipad  – Condamine is the most honest answer in the Principality.
